the wrong location. We identify the hotspots in a country
and then make sure the mechanics of supply and demand
make a clear investment case on all levels: regional,
local and micro.

its value during a dip in the market, your investment
needs something that gives it the edge. Stunning
views, convenient access to transport links, front-line
location to a desirable beach, ski-piste, marina, lake
or park, top-class leisure-facilities, durable and
proven construction quality, state-of-the art architectural
design, high-specification fixtures and fittings: these
are the things we look for to ensure demand will
be sustained for the long term.
DUE DILIGENCE
No property investment should be undertaken without
a thorough due diligence process. Based on our own experiences,
those of our clients and those of our partners, we have
formulated a lengthy set of procedures that are designed
to pre-answer many of the questions you should ask when
researching your project: Does the developer have a strong
track record of completed projects? Does the project have
clear title? Are all the correct planning and construction
permits in place? Who are the other local partners? Are
there any English-speaking staff employed, who can help
you if something goes wrong? Is there a watertight sales
contract that ensures the development will be finished
on time? How is the project being financed? Where is the
deposit money held? What happens to your money if the
development doesn’t complete? What happens after
completion? Is the rental guarantee contractually agreed,
or simply funded by adding to the price of the property?
RISK PROFILE
No matter how much due diligence you have done, there
is always a degree of risk inherent in property investment.
While the more cautious investor may look to projects
with minimal risk and steady performance, other more speculative
investors are comfortable with exposure to greater levels
of uncertainty in return for higher potential returns.
We offer products at different points across the risk-return
spectrum, but always try to ensure that you are aware
of how the specific risks vary and what impact they could
have on your investment performance.
FEES AND CHARGES
We do not hide costs from you, or pad our income by charging
excessive administrative or up-front finders fees - in
most cases we are able to offer our service completely
free. We value repeat business and for existing clients
making additional purchases, we always return a portion
of our commission on completion. We pay generous commissions
for referrals and for those investors who have their own
client base, we operate a full partner programme.

We believe in a consultative approach to property investment.
You will not be on the receiving end of high-pressure
sales calls from our staff and you will be given time
to make up your own mind based on the information we have
provided to you.

cost of entry, current growth rates - these are just some
of the key comparison metrics we provide on all our projects.
We also compile a comprehensive investment prospectus,
which takes you through the investment case from the country
level right down to the detail of the specifications.
We outline all of the costs you can expect to face and
try to leave no stone un-turned in our understanding of
the project and investment processes - information
that we then pass on to you so that your purchase decision
is as well-informed as it possibly can be.
RETURN ON INVESTMENT
You won’t find our brochures full of outlandish
and unsubstantiated claims about instant equity, capital
growth and rental performance. Instead, we provide realistic
performance projections that take into account the
purchase costs, finance repayments, price growth rates,
inflation, ownership expenses and exit costs, so you can
understand and predict future cashflows given a range
of different.
