within their target sector, in an area with a proven track
record of rental yields. Acceptable locations must be
in either prime residential areas with high levels of
long-term demand, up-and-coming areas that are geographically
close to more established markets, or areas that are set
to benefit from major projects to improve infrastructure,
transport connections or employment prospects.

Exceptional developments in fantastic
tourist destinations, which offer a balance between
investment performance and the enjoyment of a lifestyle
choice. We are interested in all types of holiday destinations
- beach, ski, golf & country - but the project must
have a wow-factor that is hard to replicate. Ideally,
all projects will also be front-line to the main leisure
attraction, and resorts with a year-round climate, or
summer and winter seasons are most in demand.
LAND SUBDIVISIONS
Land-banking opportunities for the small investor are
increasingly popular. Of particular interest are plots
in exceptional locations in countries and areas with strong
predicted growth, particularly where the investor can
choose whether to build or simply hold on and wait for
the asset to appreciate in value.

DEVELOPMENT
We offer larger-scale land-banking opportunities for developers
looking to acquire assets in emerging markets, whether
for immediate development, or as part of a longer-term
acquisition strategy. The existence of local partners
who can deliver infrastructure improvements, improved
zoning or density agreements will help make such
sites more attractive.
PROJECT FINANCE
If you have an attractive investment project, preferably
where you have a strong track record for project managing
developments to completion, or are able to contribute
sufficient equity to satisfy our various partners, we
may be able to assist with project finance for all types
of commercial and residential finance. Deal structures
can be equity-based, pure lending, or a mixture of the
two.

FOR:
- Exclusive Projects
We like to be first to market with our products and
therefore prefer to act either as exclusive agents in
the UK, or with a specified allocation of units for
a fixed period of time (between 1 and 3 months).
- Attractive Payment Terms
We always try to negotiate for a lower initial deposit
payment and more favourable stage payments for our investors.
- Project Size
Project size must be in line with local supply and demand
economics. In many cases, projects with fewer than 100
units are optimal, though from time to time we do find
much larger projects where the merits of the investment
case stack up and warrant consideration.
- “Early Bird” Discounts &
Incentives
We try to negotiate a number of units offered at an
initial discounted rate or other incentives for investors,
such as free furniture packs, refunds on the cost of
viewing trips etc.
- Innovative Finance
Where finance is locally available, we try to put in
place deals with low interest rates, interest-only mortgages,
the ability to agree a mortgage but delay repayments
(and ideally the roll-up of interest) until completion
and other such features of a mortgage product.
- Property Management Services
Investors rightly feel more comfortable about their
purchase when they know that the rental side of the
business is being taken care of by an established partner
who can look after letting and management at competitive
rates.
- Rental Pools Or Guarantees
Rental pool predictions must be based on realistic
occupancy rates, while guarantees should be based on
contracts with rental partners, as opposed to margin
added on to the development costs.
- Discounts For Bulk Purchase
For bulk buyer investors seeking to acquire a number
of units, we try to ensure that there is a scale of
discounts that will apply.
